Ware Malcomb, international design firm, announced the completion of Gillespie Field iPark, a 380,000-square-foot industrial project near Gillespie Field public airport in El Cajon.
The development includes a built-to-suit manufacturing facility for GKN Aerospace and a speculative distribution suite. According to the firm, it is the largest industrial project in the city’s history. Ware Malcomb provided architectural, interior design and civil engineering services.
The project was developed in collaboration with Del Mar-based Chestnut Properties, C2 Building Group as general contractor, structural engineer Prime Engineering, landscape architect Ridge Landscaping and utility consultant NV5.
GKN is a tier one global supplier specializing in aftermarket repair, airframe and engine structures, landing gear, electrical interconnection systems and transparencies.
“The project showcases a seamless blend of form and function, with its unique aviation-themed architecture and sustainable design elements,” said Robert Park, Director, Architecture, Ware Malcomb.
The tilt- up concrete structure features custom canopies with intricate structural elements and a mural made from steel perforated panels inspired by a World War II aircraft photo. Despite airport-related height restrictions, the facility meets its intended clear height while incorporating sustainable features including solar panels, energy-efficient equipment, natural ventilation, daylighting and more than 50 electric vehicles charging stations.
The interiors are divided between the distribution suite and GKN Aerospace’s manufacturing area. Aviation themed elements include A2 story lobby, mezzanine, conference rooms with wing-like fixtures, break areas, technical labs, green wall mural and a climate-controlled warehouse. The design integrates GKN branding through color accents and a modern aviation motif. Noise reduction strategies were implemented to mitigate airport sound.
“The project exterior and interior reflect a unique aviation theme inspired by its proximity to Gillespie Field, once a World War II Marine Corps paratrooper training site,” said Angela Ryan, Principal, Ware Malcomb. “The developer, design team, subcontractors and vendors successfully overcame a variety of challenges to honor the site’s history and demonstrate a commitment to environmental stewardship.”
Ware Malcomb’s civil engineering team graded the 30-acre site, which contained hard rock hills, while preserving wetland habitats and complying with Federal Aviation Administration height limits. The site also features a vegetated biofiltration pond to treat runoff water.
